Commercial plumbing has a different risk profile to residential. A blocked customer toilet on a Saturday lunch service isn’t a comfort issue — it’s a closed door. We structure commercial work around uptime.
We deliberately stay below the size threshold for shopping-mall-scale work. The clients we serve well are independent F&B venues (10–90 covers), dental and medical clinics, salons, boutique retail, design studios and co-working offices — usually 1–3 floors, 1–6 WCs, one or two kitchen lines.
Standard maintenance scope
- Quarterly walk-through with checklist (every valve, every fixture, every accessible joint)
- Grease-trap inspection and arrangement of pump-out scheduling
- Annual hydro-jet pass on kitchen and toilet drainage lines
- Pressure-reducing valve and isolation valve service
- Photographic report after every visit, kept on file for landlord compliance
- Priority emergency response (typically 90 min within Klang Valley) outside scheduled visits
How retainers are structured
Baseline visit
4–6 hours on site. Full plumbing audit, fixture inventory, problem-area photos, recommended remediation.
Scope & rate
Quarterly visit cost, included hours per quarter, after-hours rate, emergency response time. Written and signed.
Scheduled visits
Quarterly check-list visits with photographic report. Anything found is quoted separately — nothing is “hidden” in the retainer.
Emergency callouts
WhatsApp the duty technician. Triage in under 15 minutes, on-site within 90 (Klang Valley business hours).
Indicative retainers
Small office or studio (single floor, up to 2 WCs, 1 kitchenette): from RM 320 / quarter.
F&B venue (up to 60 covers, customer toilets, kitchen line): from RM 720 / quarter, includes annual hydro-jet pass.
Clinic or salon (multiple basins, autoclave/wash lines, customer toilets): from RM 520 / quarter.
Capital projects — greaseline rebuilds, fixture upgrades, water-saving retrofits — are quoted separately and not bundled into the retainer.
Water-efficiency retrofits for landlords
We’ll happily quote a building-wide retrofit programme — tap aerators across 60 outlets, dual-flush conversion kits on older WCs, pressure-reducing valves on risers — with pay-back arithmetic against the current Syabas bill. Most stratified office buildings in PJ recover the cost inside 14 months.
