Most bathroom failures aren’t fitting failures — they’re tanking failures. A WC that leaks through to the unit below, six years after the renovation, is almost always a sign that the cement waterproofing was rushed or skipped under the threshold strip.

We start every refit with a full strip-out, a structural look at the slab, and a proper two-coat tanking layer with a 72-hour flood test before any tile goes down.

What’s in a typical bathroom refit

  • Strip-out and slab inspection, with photos of any reinforcement issues found
  • Plumbing rough-in — including future-proof isolator valves on every fixture
  • Two-coat cement-based waterproofing with a fabric reinforcement at corners
  • 72-hour flood test before tiling
  • Floor and wall tiling, fall sloped correctly to the drain
  • Sanitary-ware install (dual-flush WC, vanity, basin, mixer, rain shower)
  • Eco-rated low-flow tap aerators on all outlets
  • LED lighting and exhaust-fan co-ordination with our electrical sub

Site survey & brief

2–3 hours on site. Measurements, drainage trace, plumbing condition, what you actually want this room to do.

Fittings & layout

We bring fitting samples to the workshop, you pick. A plan drawing follows within a week. Quote itemised by trade.

Strip out & rough-in

Old fittings removed, slab inspected, new plumbing roughed in with isolators. Photos sent each evening.

Tank, tile, finish

Two-coat tanking, flood test, tiling, sanitary-ware install, snag-list review and a twelve-month workmanship warranty.

Indicative pricing

Small ensuite (1.8 × 2.2 m, standard fittings): RM 14,000–19,000 all-in.

Family bathroom (2.4 × 3 m, mid-range fittings): RM 22,000–34,000.

Premium master bathroom with double basin, freestanding tub, walk-in shower: RM 38,000–58,000+.

Kitchen plumbing refit (sink, dishwasher, washing machine, instant heater — no joinery): RM 4,200–7,800.

Quotes itemise tanking, tiling, plumbing, sanitary-ware and electrical separately — so you can see exactly where the budget goes and trade up or down within each line.
